Tips for a Worry-Free Closing

Congratulations–you’re getting the house! But before you set up the flat-screen, here are a few final things you’ll want to do to guarantee a smooth closing day.

Bring these to closing–they apply to you and the seller

  • Photo IDs

  • Key, garage openers, and security codes for the home

  • Documentation of all repairs made as part of inspections

  • Payment method for any outstanding costs

  • A couple of pens. You’d be surprised.

  • Water, snacks, and entertainment for any little ones. Closing can take a while.

Closing day–realtor and closing agent

Ensure your realtor and closing agents are prepared with the following information:

  • Mortgage, payoff 

  • Escrow account

  • Property tax information

  • HUD 1 settlement agreement

  • Inspection agreements

After-closing

Just focus on the basics for now–utilities and communication

  • Cancel any policies, such as home insurance, that don’t apply to your new home

  • Forward your mail and complete an address change with USPS

  • Let everybody know your new address–friends, family, the office, and creditors

  • Arrange for hookup or transfer of new utilities and services: gas, electric and wi-fi
